Terms and Conditions Applicable to all bookings


Subject to meeting all requirements set by Coffs Coast Accommodation, you can make a booking enquiry on the Coffs Coast Accommodation platform through the reservation system. All applicable fees, including listing fee, security bond, service fee, any applicable taxes (collectively, ‘Total Fees’) shall be confirmed by email before booking property. You further agree to pay the Total Fees for any booking.


Coffs Coast Accommodation properties are listed on multiple booking platforms, consequently, making a reservation for a property on Coffs Coast Accommodation does not provide you with exclusive rights to that property.


Receipt of a booking confirmation from Coffs Coast Accommodation forms a legally binding agreement.


If you are the host and are arranging a booking on behalf of additional guests, you are required to ensure that every other guest meets all requirements and standards as set by Coffs Coast Accommodation from time to time, and that your guests are  made aware of and agree to these Terms and Conditions, including all rules and restrictions outlined below.


  1. Booking Accommodation

All properties are available for check-in no earlier than 3 pm on the day of arrival.  You must vacate no later than 10 am on the date of check out unless prior arrangements have been made and agreed to in writing before your stay commences.


  1. Maximum Number of Guests

The number of guests allowed to occupy each property managed by Coffs Coast Accommodation at any one time as outlined below:

– Liapari Beach House; maximum of nine (9)

– Villa Kopai Luxury Beach House; maximum of nine (9)

– Beachfront #12; maximum of twelve (12)

– Villa Provence; maximum of eleven (11)

– Mont Sapphire Luxury Retreat; maximum of fifteen (15)

– Zaffiro Beach House maximum of eight (8)

– Sapphire Beach Sisters; maximum of eighteen (18)

– Shambhala at Sapphire; maximum of ten (10)

– Serenity at Sapphire; maximum of ten (10)

– CC by the Sea; maximum of ten (10)

– Beachfront by CC: maximum of eight (8).


Any additional guests requested to be accommodated are to be approved in writing before your stay — undeclared persons will be charged at $100 per person, per night.



  1. Cleaning

The total booking fee includes a standard clean.

All rubbish is to be removed and placed in the bins provided.  Charges will apply if the accommodation is left in an unreasonable condition, such condition considered at the absolute discretion of Coffs Coast Accommodation.  For instance:

– Dirty dishes and unemptied dishwasher

– Rubbish not removed from the property and disposed of in the outside bins.

– Soiled or stained bed covers, rugs, upholstery etcetera.

– Lost or damaged remote controls.

– Misplaced keys.

– Excessive handprints and/or marks on walls/glass.


  1. Events

We prohibit weddings, functions, and parties in all properties listed on Coffs Coast Accommodation unless prior written consent has been given approving the nature of the event and number of allowable guests. Any breach of this term will result in immediate termination and eviction without refund.  Additional charges for security, cleaning, rubbish removal, wilful damage and repairs will be applied against your Security Bond.

Specific laws, such as the minimum legal drinking age shall also apply and will be enforced if law enforcement officials are called to attend the premises.


  1. Noise and Behaviour

Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination and eviction without refund.

All guests’ behaviour and conduct is to be of a tasteful and respectful manner. Coffs Coast Accommodation reserves the right to terminate accommodation and evict guests without refund.


  1. Cancellation

Money paid for a property is non-refundable unless the property is re-let for the entire period of the original booking and for the same fee as the original booking. Should monies be refunded because the property is re-let, a 5% cancellation fee of the original total booking charge will apply.

The owners of the booked property reserve their rights to alter or amend any scheduled reservation within 14 business days of the check-in date.


  1. Bond

A bond amount of $1,500 applies for Liapari Beach House, Mont Sapphire Luxury Retreat, Villa Kopai Luxury Beach House and Beachfront #12. All other properties listed and managed by Coffs Coast Accommodation require payment of a $1,000 bond prior to the scheduled check-in date.  Payment may be made by credit card or a cash deposit into the Coffs Coast Accommodation account.

The Security Bond will be credited to your card or account once the property has been inspected and considered, at the absolute discretion of Coffs Coast Accommodation, to be in the same state as when you arrived.

Compensation for damage, loss or theft, as determined by Coffs Coast Accommodation, or for any other breaches of these Terms & Conditions, will be applied against the bond.


  1. Pets

Pets are permitted at select properties only by special prior arrangement with the management of Coffs Coast Accommodation. Pet fees apply.


  1. Payment

To secure a booking, a 50% deposit is required. Reservations are confirmed upon receipt of the deposit. Payment of the deposit constitutes your acknowledgement and acceptance of these Terms and Conditions.

The balance of the reservation amount must be received no later than 30 days prior to the booking date. Please ensure all payments are received within the specified time limits or the booking may be cancelled and Coffs Coast Accommodation reserves it’s right to re-let the property for the dates you requested.

A 1.75% merchant surcharge applies to all Visa, MasterCard and AMEX payments.


  1. Liability

It is your responsibility to obtain suitable travel insurance to cover the booking costs in the event of unforeseen circumstances (for instance the cancellation of the booking). It is your responsibility as the guest to ensure that the insurance purchased is adequate and appropriate for your particular needs.

Neither Coffs Coast Accommodation nor any other party involved in creating, producing, or delivering the Coffs Coast Accommodation platform and/or the properties for letting will be liable for any damage to your personal property or belongings, service interruption or system failure or any damages of a personal nature including, but not limited to physical injury, emotional distress or any other medical episode arising out of the use of the Coffs Coast Accommodation platform and/or properties.

You further agree to indemnify Coffs Coast Accommodation against all actions, liabilities, penalties, claims, demands, loss or damage incurred or suffered directly or indirectly in connection with use of the Coffs Coast Accommodation platform and/or the properties available for letting through Coffs Coast Accommodation.


  1. Feedback

Coffs Coast Accommodation welcomes your feedback, comments and suggestions for improvements. You may submit feedback by emailing us through the “Contact Us” section of the Coffs Coast Accommodation website or by other means of communication.

Any feedback about Coffs Coast Accommodation will be considered non-confidential and non-proprietary to you. By submitting feedback to us, you grant us a non-exclusive, worldwide, royalty-free, non-binding, sub-licensable, continuous license to use and publish your ideas and materials for any purpose, without compensation to you.

Coffs Coast Accommodation is committed to providing exceptional service to our customers, so if you have a concern or dispute, please contact us by email at If you wish to make a complaint about the Coffs Coast Accommodation Terms and Conditions, we will examine the claim and endeavour to respond within 14 business days.

If we are not able to resolve your dispute regarding the Terms and Conditions, as outlined above, within 60 days, you may seek relief through a third party and or other means.
